Parking is under control, resident complaints have gone down, and we have an additional source of income each month. Plus, the customer service is amazing.”

Name: Arden at Corinth

Community Size: 296 units

Started ParkM: 2025

Location: TX

Solution: ParkM

Primary Challenges: Parking control, guest parking, towing coordination, resident complaints

Results: Improved parking control, fewer resident complaints, additional parking revenue, streamlined management

The Challenge: A Parking System That Wasn’t Working

Before ParkM, parking management had become a major frustration for the community.

The property was working with a towing company, but the system wasn’t providing the control the team needed. In some cases, vehicles that were properly permitted were still being towed.

The property manager, described the situation simply:

“It was disastrous.”

Eventually, the property decided to cancel its existing parking setup and look for a better way to manage parking.

They needed a solution that could bring parking and towing together, make it easier to understand who belonged on the property, and create a better experience for both the management team and residents.

The Solution: Bringing Parking Management Into One System

ParkM gave the community a way to better manage its parking program while working alongside a towing provider that could support the property’s needs.

For the property manager, the implementation process was an important part of the experience.

Instead of introducing a new parking program overnight, the ParkM system rollout happened in stages. The property received a walkthrough and a clear timeline for communicating and implementing each part of the new program.

That gradual approach gave the team an opportunity to establish expectations with residents from the beginning.

“It was done in steps instead of all at once.”

Since implementing ParkM, one of the biggest changes has been simple but significant:

Parking is under control.

The community can more easily manage resident and guest parking and use reporting to understand what is happening across the property.

For the property manager, having that information accessible in one place makes managing parking much easier.

“It’s just really nice to have everything all in one place.”

Fewer Resident Complaints

The community has also seen resident parking complaints decrease.

One reason has been setting clear expectations from the beginning. Parking is discussed during move-in, helping residents understand how the program works and what to expect before parking becomes an issue.

Rather than introducing unexpected fees or rules later, parking has become part of the resident experience from day one.

Parking Became an Additional Revenue Stream

ParkM has also created an additional source of monthly income for the property.

And that revenue isn’t simply disappearing into the operating budget.

The community has been able to put some of it back toward its residents. The property manager shared that parking revenue was a significant contributor to a recent community pool party.

It’s an unexpected benefit: a parking program designed to create more control can also help fund experiences residents enjoy.

Support That Doesn’t Leave the Property Waiting

For the property manager, another standout part of the ParkM experience has been customer service.

When an issue or question comes up, she doesn’t have to spend days waiting for an answer.

“The customer service is amazing. I can email support and have an answer within five minutes or less. They’re always willing to help.”

The property manager has even connected residents directly with ParkM support when it makes sense, eliminating the need for the management team to act as the middleman.

Her assessment of the experience?

“Zero complaints.”

Would They Recommend ParkM?

Absolutely.

The property manager says she would especially recommend ParkM to apartment communities struggling with parking control or guest parking.

“Especially if they’re having parking control issues or guest parking—guests are parking where they’re not supposed to. It’s just a really easy way to see everything through a report. It’s really nice to have everything all in one place.”

For this 296-unit community, ParkM didn’t just replace an ineffective parking process.

It helped turn parking from a recurring property-management headache into a more organized system, with fewer complaints, better visibility, responsive support, and an additional source of revenue.
