How much does ParkM cost the property?
Nothing. There are no setup, maintenance, administration, or support fees, ever, and there is no monthly bill. ParkM manages the permits and processes payments directly from your residents and their guests, and we share that revenue with the property. You decide the permit types and what a permit costs at your community.
Is there a contract, and can we cancel?
There are no long-term contracts. You can cancel at any time on 30 days notice, and because the property is never billed there is nothing to buy out.
Do we have to pay for parking signs, handouts, or lot audits?
No. There are no extra charges for initial signage, handouts, or parking lot audits. Nothing in the program is invoiced to the property.
Who supports our residents, and does that cost us anything?
Support and training are included at no charge. ParkM’s support team takes resident and guest parking questions directly, so they do not land on your leasing office, and your staff and your enforcement partner are trained as part of launch.
Does ParkM integrate with our property management system?
Not directly, and we would rather say so here than have you find out on the demo call. ParkM runs alongside your property management system rather than inside it, and there is no live connection between the two.
Here is what that does and does not mean day to day. Your team is not re-keying resident data, because residents register their own vehicles and buy their own permits. Parking revenue never touches your rent ledger, because residents and guests pay us directly and the property is paid its share. And everything your team needs to see about parking sits in one place, the property manager portal, with one login across a portfolio.
Direct integrations with property management systems are a target for us. We are not going to put a date on a target. If a direct integration is a requirement for your portfolio rather than a preference, tell us on the demo call and we will tell you straight where we are.
Will my team have to enter resident data twice?
No. Residents register their own vehicles and manage their own permits, so most of what would be double entry never reaches your office at all. Residents do not repeat work either: a vehicle stays saved on the resident’s profile until they remove it, so a resident can keep a vehicle on file without buying a permit for it, and when they are ready to buy one they do not re-enter the details.
At launch, we import your resident and vehicle data from the system you already keep it in. All we need to start is a unit directory and a launch date. After that, a new resident registers themselves when they move in, and your team can enter a permit on a resident’s behalf whenever someone needs the help.
How does parking revenue show up in our accounting?
Parking does not go on the resident’s rent ledger. Residents and guests pay ParkM directly for their permits, and the property is paid its share of that revenue on a monthly cycle. Nothing is invoiced to the property at any point, so there is no bill to code and no line to reconcile against a resident’s account.
In the property manager portal you can see permit revenue broken down by permit type, so the number you report is one you can check for yourself.
Does my team have to work in two systems?
You log in to ParkM to see parking, and that is a separate login from your property management system.
What is in it is a short list: every active permit and vehicle, enforcement history with timestamps, and revenue by permit type. Regional and portfolio managers get one login across every community, and each property manager sees their own. You can hold financials back from staff who should not see them. Parking questions from residents and guests go to ParkM’s support team rather than to your leasing office, so the volume your team handles in that second login is small.
